Nestled in the heart of the Surrey countryside in the rural south east of England is the prosperous town of Guildford; a bustling market town boasting a unique blend of both historical and modern attractions.
Despite becoming increasingly renowned for its ever-growing industries and contemporary features such as its university, world class sports facilities and modern cathedral, the town itself is still very much embodied by its surroundings. These include the local surrounding pastures, various historical sites and its preserved cobbled streets.
The town’s central position to Portsmouth and London make it extremely popular among commuters, and provides easy links to both Gatwick and Heathrow as well. The desirable location, along with the blend of old and new cultures has made the area highly desirable to many aspiring homeowners.
Information about the local residents
The Borough of Guildford’s population has recently hit numbers in excess of 130,000 residents, with the population of Guildford itself comprising over half of that at approximately 70,000 people. This gives an insight into how popular the town is – however the feel is far from crowded. On the contrary, the massive tourist and homeowner appeal serves only to add to the overall charm Guildford has to offer.
Maintaining low levels of unemployment with a high average household income and reportedly good levels of health, it’s easy to see why house prices and the average cost of living are slightly higher in comparison to some of the neighbouring towns.
Because of the high numbers of residents, the local primary schools often have a fairly small catchment radius, making them somewhat exclusive. However, luckily for all parents out there, there is a fairly high mobility rate in the majority available, and several to choose from in Guildford. These include Guildford Grove Primary School, Holy Trinity Junior School, and various primary schools in the neighbouring villages such as Onslow Primary School.
There are a multitude of secondary schools from which parents can take their pick, from the five state secondary schools available, to the renowned grammar school; The Royal Grammar School. All of the schools in the area have received positive Ofsted reports.
For higher education, there is the well-known University of Surrey; a chart topping UK university which was named The Times and Sunday Times’ ‘University of the Year 2016’ for its achievements and student satisfaction.
The A31 is located nearby, which provides road links to Portsmouth and London, as well as a direct route to the nearby major airports of Gatwick and Heathrow.
Being a large and affluent town, it’s unsurprising that Guildford has two train stations serving either end of the town. The larger of the two is Guildford Station, which serves the town centre and sees more frequent services, whilst the smaller station London Road (Guildford) Station to the East of the town offers less frequent services. Both provide excellent transport links into London, with a trip to Waterloo Station taking just 38 minutes at peak time.
For those who like to be familiar with their brands and visit chain shops for the reliable stocks, Guildford manages to pack most of these into a few streets – meaning all main shops are within walking distance of one another. These include House of Fraser, Debenhams, River Island and more. For those more interested in the cuisine side of things, there are a range of restaurants to choose from, serving Italian, Indian and general pub-foods until late.
There is also a selection of market stalls and shops down Chapel Lane; appealing to those with a more unique taste. Alongside these you will be able to find independently run cafes and restaurants.
Scenery wise, the town itself is a gem; surrounded by fields and nature. Despite the modernisation of much of the town to bring it into the 21st century, it still retains much of its natural beauty and charm.
